Last week it was announced that Patchwork, the residential project by ABC Planontwikkeling in the Sluisbuurt on Zeeburgereiland, can officially begin. Capital FIT supported ABC Planontwikkeling in securing a flexible financing facility from Rax Finance.

Patchwork consists of eight distinct residential buildings, each with its own design and character. The homes range from compact studios and starter apartments to spacious maisonettes for families and exclusive crown apartments on the top floors. The project features timber construction, uses recycled materials, and follows circular design principles, all contributing to the goal of achieving a negative CO₂ footprint.

The construction financing is structured through the vehicle RAX Debt Opportunity I (RAX DO I). Through this vehicle, Rax Finance provides developers with tailor-made financing solutions under flexible terms, which in this case align well with the project’s needs. Since the sales pace of Patchwork determines the final financing structure, a flexible arrangement was essential to adapt to the project’s implementation phase.
